Salem Hunt Adverse Impact On The Environment
 
 
 
 

Westchester County - The Town of North Salem Planning Board, as lead agency, has determined that the proposed Salem Hunt may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared.

A public scoping session will be held on Wednesday, May 17, 2006 at 7:30 p.m. at the Town of North Salem Town Hall at the Annex, 274 Titicus Road, in the Town of North Salem. Verbal and written comments will be heard and accepted to assist the Planning Board in its preparation of a Final Scoping Outline regarding the content and issues to be studied in the required Draft Environmental Impact Statement for the proposed project.

A copy of the Applicant’s draft Scoping Outline was previously mailed to interested and involved agencies with the Planning Board’s lead agency circulation notice. Additional copies can be obtained at the Town of North Salem Planning Board Office. The action involves an application for Site Development Plan Approval to permit the development of a 75-unit condominium complex and related improvements (e.g., amenities, community water supply, community septic system, roadways, etc). The subject property consists of approximately 39.99 undeveloped acres and includes areas of regulated wetlands and associated regulated 100-foot buffer areas, including portions of NYSDEC Wetland L-32. The proposed action more specifically includes the following:

  • Development of 75 condominium units in 15 buildings;
  • Provision of 20% Moderate Income Housing units to be administered by the North Salem Housing Board;
  • Development, ownership and maintenance of related private utility systems, including Community Subsurface Sanitary Treatment System, Community Water Supply, stormwater management/treatment, etc.;
  • Approximately 190 parking spaces; and
  • On-site recreational amenities for residents, including a Clubhouse and swimming pool.

The subject property is located on the westerly side of June Road in the Town of North Salem, Westchester County, New York, within an R-MF/4 Residential Zoning District, as designated on the Tax Map of the Town of North Salem as Sheet 5, Block 1735, Lot 19.
